Gulf Coast, Florida Cash Flow Foreclosures

It is no secret that Florida has experienced one of the most dramatic price corrections in the housing market. With such a drop in values, foreclosures became immenent and unfortunately one person’s trash is another person’s treasure. We have been watching southwest Florida carefully as we think that area has the most amenities aside from Miami and lowest entry level home prices. With home sales spiking and prices stagnating, we have been looking for a while the right time to buy. Today is the day.
Our SW Florida consists of Ft. Myers, Lehigh Acres, Cape Coral, Estero, Bonita Springs, and Naples. We have an exclusive list of bank owned duplexes that will cash flow better than any other investment out there. Instead of elaborating, I’ll show you the numbers that I used for my investment property in Florida. We have beautiful duplexes built from 2004 to 2008 for under $80,000 where the original purchase price on these was just under or just over $300,000, over a 60% discount.
